How do I know the money is real?

Ask for proof of funds. This is a simple bank statement or letter showing the buyer can actually pay. Any serious buyer has this ready and will not be offended that you asked. If someone hesitates or changes the subject, that tells you what you need to know.

What are the red flags?

  • Pressure to sign today. A fair offer is still fair tomorrow.
  • No proof of funds. They may be planning to assign your contract to someone else.
  • Fees coming out of your proceeds. You should not pay a cash buyer anything.
  • A price drop right before closing. If nothing new was discovered, this is a re-trade.
  • No local track record. Look for real reviews from real Maryland sellers.
Tip: Ask directly: “Are you buying this yourself, or assigning the contract?” Assigning is not automatically bad, but you deserve to know who is actually showing up at closing.
